MORTGAGE
FORECLOSURE
Default having been made in the payment of the indebtedness secured by that certain mortgage executed by Larry Gossett, a married man, to First Jackson Bank on non -homestead property and recorded in the Office of the Judge of Probate of Jackson County, Alabama at 2019-1091604.
Now therefore, under and by virtue of the terms of said mortgage and the power of sale contained therein, First Jackson Bank will sell at public outcry, to the highest and best bidder for cash. at the North entrance of the Jackson County Courthouse in Scottsboro, Alabama on December 11, 2020, during the legal hours of sale, the following described real property situated in Jackson County, Alabama:
A part of the Southeast quarter of the Southeast quarter of Section 33, Township 2 South, Range 7 East of the Huntsville Meridian in Jackson County, Alabama, and being more particularly described as follows:
Commence at a ½ inch rebar found at the Southeast corner of said Section 33 and run a tie line along the South boundary thereof North 88 degrees 59 minutes West a distance of 125.34 feet to the Southwest corner of the Bobby Jo and Evalean Parker parcel (91-3217) and being the Southeast corner of the tract hereby described and the true point of beginning; thence leaving said Parker parcel and continue running along said South boundary North 88 degrees 59 minutes West a distance of 643.26 feet to a ½ inch rebar found on the Southeast right of way of Jackson County Road 45; thence leaving said South boundary and running along said Southeast right of way North 37 degrees 38 minutes East a distance of 171.95 feet; thence leaving said Southeast right of way South 88 degrees 59 minutes East a distance of 517.23 feet to a point on the West boundary of above said Parker parcel; thence along said West boundary South 08 degrees 38 minutes East a distance 140.0 feet to the point of beginning and containing 1.84 acres, more or less.
Subject to a TVA transmission line easement crossing the Southern portion of the above described property.
Said sale is to be made for the purpose of paying the indebtedness secured by said mortgage and the expense of foreclosure, including a reasonable fee for the attorney for the mortgagee, and the proceeds therefrom shall be applied first to the payment of the expense of foreclosure, including a reasonable attorney’s fee, second to the indebtedness secured by said mortgage, and third the balance, if any, to the mortgagor(s).
